Portonovi Project

Portonovi sits at one of the very best spots on picturesque and protected Boka Kotorska, or Boka Bay. This is where the mountains meet the sea in one of the most dramatic ways on the globe. It is also the perfect place from which to discover the stunning 300 kilometer coastline of Montenegro and its 117 beaches.

Ideally positioned at the entrance, the deepwater Marina Portonovi offers yachts of all sizes the quickest access to the open Adriatic as well as to the Montenegrin coast, with the islands off the Dalmatian coast just a day’s sail away, making it an ideal home port.

Often referred to as the southernmost fjord in Europe, Boka Bay is a submerged river canyon that penetrates the mainland for kilometers. A wreath of steeply rising mountains embraces and protects the bay from the open sea and cold winter breezes.

Considered as one of the world’s most beautiful inlets, Boka Bay is star-shaped and composed of four arms or zones – Herceg Novi, Risan, Kotor and Tivat. Its calm waters harbor seven isles, including the famous Lady of the Rocks and Saint George.

PROJECT MASTERPLAN

LOWER VILLAGE
LOWER VILLAGE REPRESENTS THE HEART AND ADRIATIC SOUL OF PORTONOVI. THE DESIGN COMBINES ELEMENTS OF THE MONTENEGRIN VERNACULAR AND VENETIAN STYLING WITH COMPLEMENTARY MEDITERRANEAN FEATURES.
Harper Downie Architects replicated the style and allure of a low-rise Mediterranean village community. Characterized by a textured, vernacular architecture and connected to the local landscape, Lower Village includes a selection of elegant pop-up stores, terraces and kiosks. Wide waterfront promenades and winding, asymmetrical streets weave past local stone buildings to reveal hidden piazzas, alcoves, evoking the character, charm and ambience of a long-established settlement. Community pools are surrounded by stone vernacular inspired architectural elements, each one unique in both character and scale, and enveloped by lush planting and sculptural trees.
The element of water provides a visual connection to both Portonovi Marina and open spaces. Visitors can embrace the relaxed Mediterranean lifestyle as they immerse themselves in the village gar-den atmosphere, amongst the large pine and magnolia trees.
The interior design of residences, townhouses and apartments in Lower Village are in keeping with a textured vernacular style. Driven by the highly bespoke approach of Harrods Interiors, they combine elegant luminous spaces with modern-day functionality, giving a feeling of comfortable luxury. Its designers are devoted to understanding clients’ needs, helping them realize their dreams and they understand that every family is unique.
Harrods Interiors design includes wellconsidered joinery, state of the art fixtures and fittings,  ntegrated technology and luxurious furniture selections. The finishes palette combines the layering of rich textural materials accented by vibrant, refined colors and luxurious metal detailing, including interior and exterior fire pits.
Within the Lower Village residential units consists of different types: 4 bedroom, 3 bedroom, 2 bedroom and 1 bedroom apartments with duplex townhouses and penthouses.
The mix of high-end design and high-quality materials, combined with an outstanding outdoor space and breathtaking views, transmits an air sophisticated luxury.

MARINA APARTMENTS
BOTH EAST AND WEST FACING, EACH MARINA APARTMENT BUILDING WILL HAVE A HIGHLY SOPHISTICATED MODERN LOOK, FEATURING A MIX OF NATURAL AND HIGH-TECH MATERIALS SUCH AS WOOD AND GLASS.
Designed by eminent London architectural studio RTKL, the two Marina Apartment buildings are the most modern and iconic buildings with Infinity Pools within the Portonovi Resort.
Commanding unrivalled views of Boka Bay and Mount Lovćen, the properties have a luxurious, stylish but modern feel.
The buildings, located on the waterfront, face the Portonovi Yacht Marina designed with 220 berths, many for super yachts.
The Marina Apartments will also feature ground level retail elements including designer boutiques and a range of international luxury fashion brands with will provide high-end retail therapy.
The interior design for the Marina Apartments reflects the strong vision for yacht design, nautical and maritime themes, differing from the villas and apartments within the Mediterranean village.
Here the revered Italian interior design studio, m2 Atelier, combines the elegant luminous spaces with modern-day functionality evoking the feeling of comfortable luxury.
Within the two luxurious Marina Apartments buildings are residential units of five different types: 3 bedroom, 2 bedroom and 1 bedroom apartments with duplexes and sky villas featuring infinity pools located on the building roofs.
